Samcor Park Phase 1
Phase 1, spanning a generous 8.4 hectares and is a unique opportunity for limitless possibilities. Boasting an impressive bulk of approximately 59,022m2 and a coverage area of 67,454 m2 , Phase 1 can accommodate either a single expansive warehouse or two separate warehouse spaces. This provides you with flexibility to tailor your space to your requirements.
Our current design for Phase 1 envisions a considerable 50,111 m2 warehouse complemented by a 2,757 m2 office space. While this design adheres to bulk and building line constraints, we are more than willing to explore slight variations to accommodate your needs.
Samcor Park Phase 2
Phase 2 extends over approximately 9.05 hectares and offers an abundance of opportunities. With a substantial bulk of around 51,488 m2 and a coverage area of 58,844, Extension 12 has the potential to house two separate warehouses measuring 22,189 m2 and 20,344 m2 .
In Phase 2, Warehouse 1, we present a 20,121 m2 warehouse coupled with a 2,067 m2 office space. Phase 2, Warehouse 2 follows closely with an 18,277 m2 warehouse and an additional 2,067 m2 office. The versatility of Phase 2 extends further as both phases can be combined to create a single warehouse if need be.

- Specialist fire protection, in-rack sprinklers and fire protection to flammable stores or generator rooms.
- Dust proofing or special insulation to warehouse.
- Tenant’s fixtures, fittings, softs, furniture and window blinds, signage, flag poles, including relocation costs.
- Fitout to kitchen and canteen, including all appliances and equipment.
- Server, data, fibre, telephone installations – sleeves allowed for.
- UPS, Inverters, batteries or standby generator and associated costs– sleeves and plinth allowed for.
- BMS system.
- All professional fees related to interior designers, space planners as well as kitchen and canteen branding/installation consultants.
